‘At a crossroads’: New Braunfels residents grapple with growth, rising housing costs

William Luther, StaffWhen Ross Granzin moved to New Braunfels as a teenager in the mid-1980s, downtown was sleepy, fields of crops stretched for miles and Schlitterbahn waterpark had recently opened.

New Braunfels, known for its German heritage and bucolic Comal and Guadalupe rivers, is one of the fastest-growing cities in America.William Luther, Staff “We understand that there are difficulties for people to be able to find a location to live, whether it’s rent or purchase,” Brockman said. “There’s so many people who want to move here, and there’s people moving here that have the ability to pay high dollar for houses, and so that’s causing the issue.”

Census data shows many of the newcomers moving to New Braunfels are coming from surrounding cities and counties, said Michele Boggs, vice president of economic development at the Greater New Braunfels Chamber of Commerce. Leisure and hospitality workers account for a significant portion of total jobs — 18 percent in Comal and 12 percent in Guadalupe — and their wages are less than half of what the average workers in both counties earn.

Debby Moeller, a client of Hall, agreed. She’s married to a fifth-generation resident whose family was among the German settlers who founded New Braunfels in 1845.“Twenty years ago, if I said my last name was Moeller, everybody would know who you were, but now I can use his name and feel that everybody in the world isn’t talking about my hair,” she added, laughing.Housing costs on the rise

Last month, the median price was $338,700 in San Antonio, $337,142 in San Marcos and $550,000 in Austin. Many of the buyers Schwandt works with have been moving to New Braunfels from nearby cities such as San Antonio, Bulverde, Spring Branch and Austin. They are drawn to its “small-town feel,” safety and outdoor attractions such as the Comal and Guadalupe rivers, he said. Many are families with young children.
