Late last year, UNT-Dallas landed a $100 million investment from the state for a science building still in the planning process, anticipated to open by the start of the 2025-26 school year, and Hoque wants to tap into that. He is working with commercial developer KDC on the office portion. The UNT-Dallas campus is seen in the foreground with several hundred acres of undeveloped land to the southeast in southern Dallas. Hoque Global is planning University Hills, a 270-acre development that will be south of the DART Blue Rail line, north of I-20 and west of South Lancaster Road.

Farmers Branch-based Centurion American bought the property in 2016 and came up with its own proposal for the site, but the developer and the city never were able to pull a deal together. The firm is set to sell the property to Hoque, but may still get involved on the residential portion of the project.

But she said Centurion’s initial vision in assembling the property and Hoque’s plans to step in are beginning to pay off as other developers have been reaching out, wanting to do other projects nearby. Another job driver for University Hills will be the redevelopment of southwest Dallas’ 46-year-old Red Bird Mall into aTerrence Maiden, CEO and founder of Dallas-based development firm Russell Glen, has been working with developer Peter Brodsky on the RedBird project, which is expected to bring in more than 3,500 jobs.
