Home prices rose 15% to a median price of $357,300 in February from last year, as inventory stubbornly stayed near record lows, according to a report from the National Association of Realtors. But even as home prices continued to climb, sales slowed.
Sales of existing homes -- which include single-family homes, townhomes, condominiums and co-ops -- were down 7.2% from January and 2.4% from a year ago, NAR reported. "Housing affordability continues to be a major challenge, as buyers are getting a double whammy: rising mortgage rates and sustained price increases," said Lawrence Yun, NAR's chief economist."Some who had previously qualified at a 3% mortgage rate are no longer able to buy at the 4% rate.
"So far, buyer activity has been resilient to the extra costs of homeownership, but demand will be tested by an extraordinary year."
